SMITHS' DIARY NEWSLETTER

We would like to take this opportunity to welcome a few new members to our

team.

 

Fiona came to us last September from the Royal Northern College of Music, and is a saxophonist. Jane has joined us from Cardiff University and has a postgraduate qualification in music technology. Joanne has also come from Cardiff and is a singer and our most recent addition is Beth who studied at Goldsmiths College and is a trumpeter.

 

Sadly, we have had to say goodbye to four of our staff members.

 

Anne decided to leave the area and to spend more time with her family. We have also lost Stuart, who has moved away from Dorking to begin a teaching course in Brighton. Alison has left the service to join orchestral management team at the Royal Opera House and Helen has gone to work at the Wigmore Hall.

 

We wish them all the best in their new ventures.

Financial tips

 

GAZUMPING IS BACK AGAIN

 

The government has announced a review of the system and virtually every estate agent and solicitor in the country seems to be coming up with a different solution to prevent gazumping and speed up sales.

 

One solution is to introduce deposits for both buyers and sellers but this might not be practical as it may aggravate the real problem which is the lack of decent properties on the market. Prices may be soaring in many areas but the market is extraordinarily narrow. You may be able to sell your house

quickly but it is virtually impossible to buy one at the same time. How would a deposit system work? To be effective the deposits will have to be rather large as the loss of L500 would be nothing to a vendor who has just been offered an extra L5000. But if these deposits were introduced (e.g. in proportion to the value of the asset being sold) and buyers and sellers were faced with losing L5000, the market would grind to a halt.

The other option is the Scottish system of legally binding blind bids. It prevents gazumping because once accepted. the deal is deemed to he done.

However the Scottish system would probably not work in the South as, unlike Scotland, the housing market is dominated by solicitors and not estate agents.

 

If estate agents are making the running, any system of blind bids would be vunerable to fraud. My last three mortgage clients have been the victims of gazumping. All were first time buyers with no property to sell. All were in a position to exchange contracts very quickly. What has happened to the good old days of a hand shake and the deal is done?
